How to rent?

Rental procedure:

To reserve an apartment, we require payment of a deposit, which may be 30% to 50% of the total rent amount, depending on the type of flat and length of your stay.

This reservation payment can be made by transferring the amount to our bank account or by credit card through our PayPal account (the latter incurs an additional 7% for transfer fees).

The rest of the payment, for the rest of your stay, will be in cash or  credit card (Visa, MasterCard, Diners) when you arrive at the apartment. We do not accept  travelers cheques on arrival. Please note that travelers cheques are often exchanged with lower exchange rates than currency.

You can pay the entire amount before your arrival. This way, you will not lose out on the exchange rate, and will not need to carry a large amount of money in cash, or withdraw from ATM machines.

Please note that we do not refund any amounts paid for reservations in the event of a cancelation.


Change of dates:

It is possible to change your check-in or check-out dates, depending on availability. If you wish to shorten your previously reserved stay without incurring any fees, you must allow for at least two weeks’ notice prior to arrival.

Please be aware that the same policy applies in the event of lost or cancelled flights, visa issues or other delays.

Payment for New Year’s and Carnival reservations:

In these periods especially, no cancelations will be refunded.

In the periods of New Year’s and Carnival, demand for apartments in Rio is particularly high. Many Brazilians vacate their apartment for a ten-day period in order to rent it out to travelers visiting the city, so we are not able to accept cancelations.


General rules:

1. Illegal chemical substances (drugs) of any kind are strictly forbidden in any apartment. If you have problems with the authorities, due to possession and/or use of illegal drugs, involvement with minors or any other legal issue in Brazil, we will not provide any assistance on that matter – the owner of the apartment or our agency will not be held responsible for helping you in those situations. Do note that the consequences and penalties are very strict for foreigners involved in crimes with drugs or exploitation of children.

2. A safety deposit is required against damages for renting any apartment. The deposit ranges from US$ 200 to US$ 1,000 depending on the flat. This deposit in payable only in cash, and will be refunded in full at check-out once an inspection has been made without any issues.

3. The maximum occupancy per bedroom is two people in most of our apartments. As long as the appropriate occupancy levels are maintained, you may receive guests. Parties that are a nuisance to the neighbors or women “dressed inappropriately” coming and going from the apartment are not welcome and will not be tolerated in any of our apartments. Note that the tenant is responsible for all visitors admitted to the building and their behavior. If the building manager receives a complaint regarding the tenant or their visitors, this may result in a fine ranging from R$ 300 to R$ 1,000 for each complaint. In case of illegal activity or continued disturbances, after the first complaint, the police may be called and the tenant will have to vacate the apartment without any refund of the amount paid for the rent.
